Roof replacement is one of the biggest checks a homeowner writes, and pricing is famously hard to compare. Here's how pricing works in Dallas–Fort Worth, using the same per-square ranges we use for our own estimates.
Price per roofing square in DFW
Roofers price by the square (100 sq ft of roof). Typical installed ranges we quote, including tear-off, underlayment, flashing, ventilation and cleanup:
- Architectural shingle: $450–$650 per square
- Class 4 impact shingle: $560–$820 per square
- Standing seam metal: $1100–$1600 per square
- TPO / PVC flat roof (commercial/low-slope): $700–$1100 per square
What that means for a typical home
A one-story 2,000 sq ft home with an attached two-car garage often has around 30–35 squares of roof. At 32 squares, that's roughly $14,500–$21,000 for architectural shingles or $18,000–$26,000 for Class 4 impact shingles. Two-story homes of the same living space usually have less roof, because the footprint is smaller.

What pushes the price up or down
- Steepness. Steep roofs take more material and require extra safety setup.
- Layers. Removing two layers of old shingles costs more than one.
- Decking. Soft or rotted plywood is replaced per sheet. Ask every roofer for their per-sheet price in writing.
- Complexity. Valleys, dormers, skylights and chimneys add flashing work.
- Ventilation. Bringing attic ventilation up to manufacturer requirements protects your warranty.
What you pay when insurance covers it
If hail or wind damaged your roof and your claim is approved, insurance typically pays the cost of replacement and you pay your deductible. Many Texas policies use a percentage deductible, often 1–2% of your dwelling coverage. On a $350,000 policy, a 2% deductible is $7,000. Some policies pay actual cash value on older roofs, which can raise your share. Read our Texas hail claim guide for details.
Frequently asked questions
What is a roofing square?
A square is 100 square feet of roof surface. Roofers price by the square because it accounts for steepness and overhangs, which a home's interior square footage does not.
Is a cheaper bid a better deal?
Not always. Compare line by line: tear-off, underlayment, ice-and-water shield, flashing, ventilation, decking price per sheet, warranty, and cleanup. Missing items are how low bids grow later.
